Grant Medical Clinic (GMC), a Washington University Clinical Associates (WUCA)-owned practice, is a general internal medicine practice currently staffed by three physicians and two nurse practitioners specializing in primary care, with plans to recruit additional primary care physicians.
GMC was located at 114 North Taylor, constructed in 1939, occupying approximately 17,550 square feet of space that was in poor condition and anticipated to require major renovation or replacement by FY28.
WUCA has another employed primary care practice, University Internal Medicine & Diabetes Associates (UIMDA), also in need of expansion space for recruitment. They are currently staffed with three physicians, two nurse practitioners, and a diabetic educator. WUCA’s UIMDA practice occupied approximately 6,300 rentable square feet (RSF) of space on the 13th floor of the Center for Advanced Medicine (CAM).
After reviewing multiple relocation options for GMC, the Faculty Practice Plan (FPP) developed a plan to relocate GMC and UIMDA to leased space within the Cortex One building at 4320 Forest Park Avenue, in a shared suite configuration, occupying approximately 16,802 RSF on the first floor.
The co-occupancy enables an overall more efficient use of space, expansion of the primary care platform, accommodation of clinical expansion in CAM, and the sale of the 114 North Taylor property.
The project scope included:
- 34 exam rooms
- 6 are enlarged and designed for a provider needing accessibility accommodations
- A 3-bay blood draw room, clinical laboratory, point of care laboratory with two adjacent patient toilets, medication prep room, clean supply room, and a soiled holding room
- Office space for 13 providers, diabetes education, and an office manager
- Workspace for 18 medical assistants and/or registered nurses, five administrative staff, and five staff for call-in triage.
- Staff amenities include a break room, two staff toilets, and a lactation room within the suite.
